  • Clean linens and towels must be available on-site for the bed reset and towel staging — unless the Laundry Service add-on is selected.
  • Laundry and restocking are separate add-ons, so you only pay for what you need.
  • Inside-oven and inside-fridge checks are part of a normal turnover; heavy interior cleaning is an add-on.
  • We don't purchase supplies unless approved in advance.
  • Any damage, maintenance issue, excessive mess, missing item, or low inventory noticed during service is reported to you.

What does a move-in or move-out cleaning include?
Move-in and move-out cleaning is a detailed clean for empty or mostly empty homes, apartments, condos, and rental properties. We focus on the kitchen, bathrooms, bedrooms, living areas, and floors — wiping cabinet and appliance exteriors, baseboards, doors, switches, and windowsills, removing cobwebs, and vacuuming and/or mopping throughout — and finish with a before & after photo report. It works best when belongings, boxes, and large items have been removed or organized first. Inside the oven, fridge, and cabinets, heavy trash removal, and carpet shampooing are available only as approved add-ons.
Do you clean Airbnb or short-term rental properties?
Yes. We offer short-term rental turnover cleaning designed for Airbnb, Vrbo, and other rental hosts. This can include cleaning between guests, resetting the property, reporting visible damage, and preparing the home for the next stay.
Do I need to provide cleaning supplies?
In most cases, our cleaners bring their own basic cleaning supplies and equipment. If your property requires specific products, special instructions, or guest-use items, please let us know before the appointment.
Do you provide linens or laundry service?
Linens and laundry are not automatically included with every cleaning. If you need laundry, towel replacement, bed resets, or linen handling for a short-term rental, please mention that when requesting service so we can confirm availability and pricing.
How do I request a cleaning?
You can request service through our website by submitting your cleaning details, property information, preferred date, and service type. Once we review the request, we'll confirm availability and pricing.
Do you offer same-day cleaning?
Same-day availability may be limited and depends on cleaner availability, property size, location, and service type. We recommend requesting service as early as possible.
How much does cleaning cost?
Pricing depends on the size of the property, type of cleaning, condition of the space, add-ons, and location. Deep cleanings, move-out cleanings, and short-term rental turnovers may be priced differently from standard residential cleanings.
How long will my cleaning take?
As a rough guide, multiply your home’s square footage by the rate for your service, then divide by 60 for an estimate in hours (for a single cleaner):
  • Standard / turnover clean — about 0.10–0.12 minutes per sq ft
  • Deep clean — about 0.18–0.25 minutes per sq ft
  • Move-in / move-out (heavy) — about 0.25–0.30+ minutes per sq ft
For example, a 1,500 sq ft deep clean is roughly 1,500 × 0.20 ÷ 60 ≈ 5 hours of cleaning.

Any add-ons (laundry, inside oven or fridge, heavy pet hair, restocking, and so on) add time on top of this estimate. Your actual time also depends on the home’s condition — and when we send a team of cleaners, the job finishes faster.
Do you require payment upfront?
Payment requirements may vary by service. Some jobs may require full payment or a deposit before the cleaning is scheduled or confirmed.
What payment methods do you accept?
We accept secure electronic payments. Card payments are processed through our payment provider. SEMS Cleaning Co. does not store full credit card numbers directly.
Are your cleaners employees or independent contractors?
SEMS Cleaning Co. works with independent cleaning professionals. Cleaners are expected to follow SEMS Cleaning Co. service standards, job instructions, and quality expectations.
Are cleaners background checked?
We may use screening, onboarding, and verification processes for cleaners before allowing them to accept jobs through SEMS Cleaning Co.
Are you insured?
Yes. SEMS Cleaning Co. maintains business insurance appropriate for its operations, and cleaners who work through SEMS carry their own insurance as well. A certificate of insurance may be provided upon request where applicable.
Do I need to be home during the cleaning?
No. Many customers provide secure access instructions, such as a lockbox, smart lock code, gate code, or other approved entry method. Please make sure access instructions are accurate before the appointment.
What happens if the cleaner cannot access the property?
If the cleaner cannot access the property due to incorrect codes, locked gates, missing keys, or unclear instructions, the appointment may be delayed, rescheduled, or subject to a fee.
Can I leave special instructions?
Yes. Please include any special instructions when requesting service. This may include parking notes, gate codes, pet instructions, areas to avoid, preferred products, fragile items, or priority tasks.
Do you clean homes with pets?
Yes, but please let us know ahead of time if pets will be present. Pets should be secured if there is any chance they may escape, become aggressive, or interfere with the cleaning.
What is not included in a standard cleaning?
Standard cleaning usually does not include heavy-duty restoration, mold removal, pest cleanup, biohazard cleanup, hoarding conditions, exterior windows, carpet shampooing, or moving heavy furniture unless specifically agreed to beforehand.
Do you move furniture?
Cleaners may move light items when reasonable, but they are not required to move heavy furniture, appliances, or unsafe items.
What if something is damaged or missing?
Please contact SEMS Cleaning Co. as soon as possible with details and photos. We'll review the issue and determine the appropriate next steps.
Do you take before and after photos?
For certain jobs — especially short-term rental turnovers, move-out cleanings, and quality-control situations — photos may be used to document the condition of the property and the completed work.
Can I book recurring cleaning?
Yes. Recurring cleaning may be available weekly, biweekly, monthly, or on a custom schedule depending on availability.
Can you clean commercial spaces?
Yes. We may provide cleaning for small offices, business spaces, and commercial properties. Pricing and availability depend on the type of business, square footage, schedule, and cleaning requirements.
What if I need to cancel or reschedule?
Please contact us as early as possible. Late cancellations or last-minute rescheduling may be subject to a fee, especially if a cleaner has already accepted or traveled to the job.
